Free Property Websites

There’s no doubt that to be successful in real estate you need a website, a property website, in particular if you’re looking to sell a deal. Property Websites are popping up all over the Internet and for good reason: They are an effective way to get people to view your properties as well as interact with potential buyers all over the world.

There are lots of companies and services that are selling websites for individual properties. You basically go and buy a domain name (i.e. 1234MainSt.com) and they allow you to use one of their templates and host the site for you.

Although this isn’t a “terrible” solution for a property website, it’s not the best alternative. You can get a property website that is more effective, better optimized, and less expensive. Continue reading

Choosing Your Domain Name & Setting Up Hosting

This was actually REALLY cool!

As I was creating the first training video, I went through the EXACT same process I teach you live (and without prior research). And I just happened to use Austin as my local area search criteria. I wound up finding the domain “houseaustin.com”. Now, I know you’re probably thinking, “that sounds kind of stupid”, BUT, there are over 100,000 searches on that keyword term a month, and 40,500 on the specific phrase. Now, from an SEO standpoint and traffic standpoint, there’s some stuff we can surely do with it ;-).

Local Real Estate Investor Websites: Why You Need One…

Real Estate Investing gurus have been peddling websites since the very beginning ranging anywhere from $30-40/month upwards of several $100 per month with sign up fees ranging from “waived with a one year contract” to “$3000+”.

And here’s the kicker, most of these sites are TERRIBLE.

I can’t tell you how many people I know have bought these websites, spent thousands on them, and have never received so much as a single lead.

The problem is this… MOST of the people selling these real estate investor websites don’t actually know anything about driving real buyer and seller leads, letalone on a local level, which is (a) more effective, and (b) less expensive.

Do you need a blog for real estate?

The simple answer is: Yes!

It’s not often that an answer in real estate is a definitive YES! But in this case… it’s cut and dry… it’s simple.

When I got started marketing properties online, there was no such “tool”. It was cumbersome, time consuming and mildly effective at best. But, with blogs, it’s become so simple to get up and running FAST.

My top 2 questions used to be:

  1. How do you find motivated sellers?
  2. How do you get started with no money or credit?

    Now… my single biggest question – hands down – is “How do I find buyers?” Whether you’re looking for wholesale buyers for your quick flips or you’re looking for retail buyers (or renters) for your existing properties.

    My partner, Brandon, is working on a comprehensive book with all the tactics and strategies we use to find buyers (we were actually out today with 2: one for a million dollar property and another for a $300,000 property) And they were “end” buyers.

    Real Estate Going Green?

    When we were putting together the latest issue of the Real Estate Rant (www.RealEstateRant.net), Brandon recommended an article on “Going Green”!

    I didn’t pay much attention to it because I didn’t realize just how much momentum the topic had gained! (So, with my tail between my legs, I must concede that he was on to something…) And because of that, I decided to write a little something on the topic with the Live Earth concert on 7-7-07.

    Last night, I was watching the Live Earth concert and I was blown away by the magnitude of the event.

    Plus, I learned lots of little tips that allow me to contribute my own small part towards helping the environment. These tidbits piqued my interest so I started to doing some research just to get a grasp on how big the “green” movement is.

    Just go to Google.com and type in “green real estate”. There are 81,700,000 results at the time I’m typing this email… WOW!

    So, why the sudden interest? Perhaps it was fueled by Al Gore’s inconvenient truth. Or maybe the rising costs of energy. Or possibly… that residents of planet earth realize that our resources are limited. Continue reading

    How to Use "Language" to Influence People

    My name is Bill Twyford. I’ve been in the business for little over eight years, and I’ve done almost 850 transactions. I’m very, very assertive. My specialty is communication–talking to homeowners and talking to banks.

    So let’s start with some embedded commands. Embedded commands are patterns of language that bypass conscious reasoning and speak directly to the subconscious mind. Embedded commands influence people at the subconscious level. This allows you to direct people to take specific actions.

    They will also have specific thoughts and will generally do whatever it is you want them to do. The subconscious is in a constant search for patterns. One command is not a pattern. You have to bombard your customer with command after command after command.

    Your brain is always analyzing what’s going on around you. It’s trying to find similar things from your past and trying to line them up. The subconscious mind has stored millions and millions of conversations with other human beings. These conversations have become so routine, that the mind has virtually fallen asleep. Continue reading
